The Goal These homeowners weren't planning to stay forever, and they said so up front. So the target wasn't the most expensive version of the house. It was the version that lives better now and appraises well later.
The Smart Call She wanted a modern kitchen and assumed that meant new cabinets. Hers were solid, and cabinets are usually the single largest line item in a kitchen remodel. We recommended keeping the boxes and putting the money into finish: full repaint, new hardware, a statement range hood, new countertops, and new appliances. She got the modern kitchen for a fraction of the cost, and the savings went to the bathroom where the real problems were.
What We Built The primary bath came out to the studs. The old shower was small and dark, so we rebuilt it in custom tile with half walls topped with glass, taking in light from the rest of the room instead of walling it off. The dated garden tub came out in favor of a freestanding tub framed with wainscoting. New flooring throughout, and the dated triple vanity was replaced with an all-new modern one, keeping the counter space two people need to get ready at the same time.
The Result A kitchen that reads brand new and a primary bath rebuilt from the studs out. Permitted, inspected, and delivered on budget.
